加拿大全国租金创近年新低 蒙特利尔跌辐最大

Rentals.ca 和 Urbanation 的月度报告显示，加拿大 2 月份全国住宅物业平均租金连续第五个月同比下降至 2,088 元，为 2023 年 7 月以来最低水平。
报告称上月租金按年下降 4.8% ，创下 2021 年 4 月以来的最大降幅。
然而，即使近期租价下跌，租金仍较两年前高出 5.2% ，较疫情前高出 16.9% 。
分析指，租房供应超过需求，导致租金回落。楼市分析公司 Urbanation 总裁 Shaun Hildebrand 表示，新楼落成量创新高，而同期移民减少、人口老化等因素，造成人口增长放缓，加上美加贸易战风险增加，经济前景不明朗，预计短期内租金仍有下调空间。
数据显示，卡尔加里租金按年降 7% 至 1916 元，多伦多及温哥华亦分别录得 6.7% 及 4.8% 跌幅，租金较去年同期分别降至 2615 元及 2870 元。
魁省的蒙特利尔部分区域租金大跌 18.2% ，为全国最大跌幅城市。
另一方面，尽管整体租金下跌，部分城市仍录得升幅，如魁北克市租金按年上升 12.3% ，安省 Oakville 上涨 12.1% 等。
