大蒙特利尔上月房屋销售量按年下跌一成

魁北克房地产经纪协会 (APCIQ) 周四(6日)报告称，大蒙特利尔区6 月的住宅物业销售量份与去年同期相比下降10%。
该协会表示，上月共有3,627笔销售，而2022年6月为4,045笔交易，并指出要追溯到 2015 年才有同月的相近销售水平。
APCIQ 将市场放缓归因于加拿大央行上个月的加息，这向“市场发出了负面信号”，推迟了买卖双方的计划。
所有房地产类别都受到经济放缓的影响。拥有2至5套单位的多层屋(plex)销量同比下降 16%，公寓销量下降11%，普通独立屋销量下降8%。
与2022年6月相比，中位价格也有所下降。Plex下跌 6%至$726,500，公寓则下跌 5%至 $390,000。普通独立屋的中位价达到 55 万元，比去年同期下降 4%。
6月份大蒙特利尔区的活跃挂牌房屋数量按年增加了32%，但与5月份相比仍然非常稳定。 6月份新挂牌上市数量则比去年同期下降 19%。
