调查：魁省今年最后季度将有更多房屋出售

魁省Proprio Direct房产公司向旗下经纪进行的一项线上调查显示，预计住宅市场到年底将有更多房屋出售。
该公司在8月21日至9月6日期间，在线上访问了178名经纪，了解他们对今年最后一个季度的房地产预测。
接近半数受访经纪(81人)预计待售房产将增加10%至14%。
Proprio Direct的总裁勒科克(Philippe Lecoq)在新闻稿中表示，那些选择浮动利率房贷，或者房贷即将到期的人，可能很快转向较小及较廉宜的住房。
再且，人口老化也会使到更多房主转向出租房，也有助于增加住房供应。
在今年剩余时间里，57%的Proprio Direct经纪认为在移民的支持下，房价将保持稳定。
勒科克认为房产市场仍然对卖家有利，但逐渐趋于重新平衡。与一年半前的竞购时期相比，买家现时愿意花更多的时间分析、做好功课才准备出价。
魁北克房地产专业经纪协会(APCIQ)的数据显示，尽管租金价格上涨，但由于受到移民的影响，蒙特利尔地区的住房市场仍然对卖家有利。
今年前 9 个月，蒙特利尔人口普查大都会区售出了近 2.9万套房产，与2022年同期相比减少了 17%。中位价下降了3%；销售时间几乎翻倍，活跃挂牌量较去年同期增加42%。今年前 9 个月，平均有6,607个挂牌房产待售。
